What is an Appraisal...
A real estate appraisal is an independent, professional opinion of a property's market value. An appraiser considers the property's location, size, condition, features, comparable sales, and current market conditions to develop a well-supported opinion of value.
Why Might You Need an Appraisal?
An appraisal can be helpful when you need to:
-
Settle an estate or trust
-
Divide property during a divorce
-
Establish a property's value as of a past date
-
Prepare for litigation or legal proceedings
-
Determine value before buying or selling
-
Make informed financial or property decisions
Unlike an online estimate or automated valuation, a professional appraisal considers the characteristics of the individual property and the market in which it competes.

What Does an Appraisal Cost?
There isn’t a one-size-fits-all appraisal fee. The cost depends on the complexity of the property and the amount of research required to develop a reliable opinion of value.
A typical home in a subdivision with plenty of comparable sales is generally more straightforward to appraise. Properties such as acreage, waterfront, manufactured homes, farms, unique custom homes, or luxury properties may require additional research, analysis, and explanation.
Tell us a little about the property you want appraised and what you need the appraisal for, and we’ll provide a quote upfront—no surprises.
